A Minneapolis developer is planning a new senior living facility in Clayton.
Under new applications and plans filed with the City of Clayton Monday, Minneapolis-based Ryan Cos. is proposing the new development, Clarendale of Clayton, on a 3.3-acre site northeast of the intersection at Hanley and Clayton roads — the site of the long-vacant former Schnucks grocery store.

The 440,230-square-foot, $95 million project would consist of 281 units for seniors desiring an independent living lifestyle, and for seniors in need of assisted living care and memory care.
The proposed assisted living mixed-use facility would also feature a multitude of amenities for the independent and assisted living seniors including separate dining halls for residents, fitness center, ample living room space for socializing, library, billiards/game room, pub for social events, private dining room for guests and comfortable gathering courtyard areas outside of the building.
The 7th floor proposal includes a pub with doors opening to an outdoor terrace space, as well as a bistro near the front door, which will be open to the public and serve coffee and sandwiches during normal business hours.
The building would also include a leased out salon space open to the general public by appointment, physical therapy and a multipurpose room for church potlucks, community meetings, gatherings, and parties.
In addition to all of the amenities, the memory care area has been thoughtfully designed to give quality service to each of the residents. This restricted area includes an interior courtyard and ample interior common space with lots of outside light for the residents.
Ryan Cos. has partnered with Life Care Services, which will be a co-owner and handle the day-to-day operations.
The Clarendale brand is a senior living model created by Ryan and Life Care Services. Clarendale of Clayton would be the ninth new development for the two companies’ partnership.
Ryan has been in business for over 80 years and provides real estate development, design, general contracting, asset management and property management services throughout the Country. LCS is a national senior housing owner and operator, headquartered in Des Moines, Iowa, and has been in business since 1971, managing over 135 communities and over 33,000 residents.
Ryan is not seeking any abatement or exemption of real estate taxes. Furthermore, the project details site that it is expected to have a considerable net positive impact to the Clayton School District, as the project will pay substantial incremental real estate taxes without creating any significant additional burden, due to the senior living nature of the project.
Ryan Cos. and Life Care Services are scheduled to present their plan before the Clayton Plan Commission and Architectural Review Board on Monday, March 19.
If plans are approved by the plan commission and Board of Aldermen, Erickson anticipates the project will proceed with construction in the winter of 2018. Units are anticipated to be available for occupancy at the end of 2020.
